What we do

An EPC, or Energy Performance Certificate, rates how energy efficient a home is, from A to G. You must order one before you market a home to sell or rent, and it stays valid for 10 years. We do the visit, the certificate and, if you want one, the floor plan.

How it works

Three steps, one visit

  2. The visit

    We measure the home and record its insulation, windows, heating and hot water. For a floor plan, we laser-measure every room. You pay when the visit is finished.

  3. Your certificate

    We lodge your EPC on the government register within 72 hours of the visit, or next-day or same-day for a fee. You get a link to it and a PDF. A floor plan comes within 72 hours of the visit.

When we quote exactly

Some homes are priced by an exact quote instead of by size:

  • extensions and loft conversions
  • unusual layouts
  • three or more floors, or split levels
  • homes that are harder to measure
  • large or unusually complex homes
  • homes outside Greater London

You can still ask for a quote. The guide price shows as a reference until we confirm the exact price.

If an access problem means we have to come back, the return visit is £25. There's no call-out or travel charge inside Greater London.

An EPC stays valid for 10 years. If the home has changed since the last one, a new EPC records it as it is now. We can draw a floor plan for the listing on the same visit.

You must order an EPC before you market a home to rent. A home covered by the minimum energy efficiency standard can't be let, or go on being let, with a rating below E, unless a valid exemption is in place.

A pre-assessment isn't a retrofit assessment, and it isn't an EPC. It can't be used to market a sale or a let, or to show that a rented home meets the minimum energy efficiency standard. We can lodge the EPC within 18 months of the visit, as long as nothing about the home has changed.

What to have ready for the visit

  • access to every room, and to the loft hatch
  • the boiler, hot water cylinder, heating controls and meters
  • paperwork for any installations or improvements, such as insulation, new windows or a new boiler
  • keys, or someone to let us in

Without that paperwork, the assessment has to fall back on cautious assumptions, which can mean a lower rating.

Price and booking

When is my visit booked?

When we've confirmed the exact price and a time with you in writing. Until then, nothing is booked and you owe nothing.

Can the price change after you've confirmed it?

Only if the home is different from how it was described. We'd ask you first, and you could cancel at no cost.

When do I pay?

When the visit is finished. You can pay by bank transfer, by card through a payment link, or in cash.

Can I move or cancel the visit?

Yes. Tell us as early as you can. Our terms explain when a fee applies.

Will you contact me about anything else?

No. We contact you about your request and the job only, and we don't sell your details or pass them on for marketing.

The visit

Who does the visit?

An accredited domestic energy assessor, ID EES/036197. The person you arrange the visit with is the assessor who comes.

How long does it take?

It depends on the size of the home. Usually:

  • a studio, 15 to 30 minutes
  • one bedroom, 20 to 40 minutes
  • two or three bedrooms, 30 to 45 minutes
  • four bedrooms, 45 to 60 minutes
  • five or more bedrooms, an hour or more

With a floor plan as well, allow 30 minutes or more on top.

Do I need to be there?

Only to let us in. A tenant, an agent or a set of keys is fine. Tell us how to get in when you ask for a quote.

What is an EPC Pre-Assessment?

An EPC assessment that isn't published on the government register. We visit and assess the home as we would for an EPC, and you get the Energy Report and a written Improvement Plan, both included, for the same price as an EPC.

Can I use a pre-assessment to sell or let my home?

No. A pre-assessment isn't an EPC, so it can't be used to market a sale or a let, or to show that a rented home meets the minimum energy efficiency standard. For that you need an EPC. We can lodge one from the same visit for £35, within 18 months, as long as nothing about the home has changed.

Can I turn a pre-assessment into an EPC later?

Yes. We can lodge an EPC from the same visit for £35, within 18 months, as long as nothing about the home has changed. More than 3 months after the visit, our accreditation scheme also needs a letter from the homeowner confirming that. Otherwise the home needs a new EPC.

When do I get the certificate?

We lodge it on the government register within 72 hours of the visit, or within 24 hours for £15 more, or on the day of the visit for £25 more. You get a link and a PDF. A floor plan comes within 72 hours of the visit.

How long is an EPC valid?

10 years. You can check whether a home already has a valid EPC, and download it free, on GOV.UK.

What if I think the rating is wrong?

The rating is worked out by government-approved software, from what we see at the visit and the evidence you give us. If you think we've missed something, tell us and we'll check it. Your rights are set out in our terms.

Is a floor plan's area the same as the EPC's?

Not always. A floor plan is drawn for marketing and its sizes are approximate, so its areas can differ from the EPC's.
