These terms cover how a quote becomes a booking, what each service includes, what we need from you, paying, moving or cancelling, and your rights.

Who we are

OmniRated is the trading name of Muhammad Hussain. In these terms, "we" and "us" mean Muhammad Hussain, trading as OmniRated, and "you" means the person asking for a quote or making the booking.

We're an accredited domestic energy assessor, assessor ID EES/036197, listed on the government's register.

What we do

An EPC

We visit the home, measure it, and record its insulation, windows, heating and hot water. Then we lodge its Energy Performance Certificate on the government register, and send you a link to it and a PDF. It includes the standard recommendations for improving the rating, where there are any.

Next-day and same-day are charged once per booking, even with a floor plan.

An EPC Pre-Assessment

We visit and assess the home as we would for an EPC. You get the Energy Report and a written Improvement Plan, both included in the price. We lodge the Energy Report, but it isn't published on the government register, so the home's public rating stays as it is. You can add next-day or same-day lodgement for the Energy Report, at the prices in the table above.

A pre-assessment isn't a retrofit assessment, and it isn't an EPC. It can't be used to market a sale or a let, or to show that a rented home meets the minimum energy efficiency standard.

If you want an EPC on the government register later, we can lodge one from the same visit for £35, within 18 months of the visit, as long as nothing about the home has changed. More than 3 months after the visit, our accreditation scheme also needs a letter from the homeowner confirming that nothing has changed. Otherwise, the home needs a new EPC.

Prices, and how a booking is made

Our prices are guide prices, set by the home's internal floor area. They're on our home page.

Some homes are priced by an exact quote instead:

  • extensions and loft conversions
  • unusual layouts
  • three or more floors, or split levels
  • homes that are harder to measure
  • large or unusually complex homes
  • homes outside Greater London

When you ask for a quote, we email you the exact price and a time for the visit. Your booking is made when you agree to both in writing. Until then, nothing is booked and you owe nothing.

Our prices are the whole price. We're not registered for VAT, so no VAT is added. There's no call-out or travel charge inside Greater London. Outside it, the exact quote includes travel.

If the home isn't as described

Once we've confirmed a price, it changes only if the home is different from how it was described. We ask you first, and you can cancel at no cost.

If an access problem means we have to come back, the return visit is £25.

What we need from you

To do the work properly, we need:

  • access to every room, and to the loft where it's safe
  • the boiler, hot water cylinder, heating controls, meters and windows
  • paperwork for any installations or improvements, such as insulation, new windows or a new boiler
  • keys, or someone to let us in

Without that paperwork, the assessment has to fall back on cautious assumptions, which can mean a lower rating.

When you ask for a quote, describe the home as it is, including anything that makes it harder to measure. If tenants live there, tell us who can let us in, and when.

Moving or cancelling a visit

Tell us as early as you can, by email, phone or WhatsApp.

With 24 hours' notice or more, moving or cancelling a visit costs nothing.

With less than 24 hours' notice, moving the visit costs £25. So does cancelling it, unless you're within your 14-day right to cancel, below.

Your right to cancel

If you book as an individual, landlords included, you can cancel within 14 days after the day your booking is made, without giving a reason. This right doesn't apply to bookings made by estate or letting agents, or by firms.

Your visit may fall within those 14 days, so when you agree a booking, we ask whether you want it to go ahead within them. If you don't, we arrange it for after the 14 days. If you do:

  • you can still cancel, but if we've started the work, you pay for the part already done, in proportion to the whole job
  • once we've finished the work, meaning everything you booked has been lodged or sent to you, you can no longer cancel

To cancel, tell us by email or phone. You can use the form at the end of these terms, but you don't have to.

If you've already paid when you cancel, we refund you within 14 days of your telling us, less anything you owe for work already done. We refund you the same way you paid, unless you agree otherwise, and there's no fee for the refund.

After the visit

We lodge your EPC on the government register within 72 hours of the visit, or within 24 hours with next-day lodgement, or on the day of the visit with same-day lodgement. You get a link and a PDF.

For a pre-assessment, the same times apply to lodging the Energy Report, and the written Improvement Plan comes within 72 hours of the visit.

A floor plan comes within 72 hours of the visit, and so does an Improvement Plan.

Paying

You pay when the visit is finished. You can pay by bank transfer, by card through a payment link, or in cash.

For several homes or regular work, the quote we send sets out when to pay.

Ratings and floor plans

The rating is worked out by government-approved software, from what we see at the visit and the evidence you give us. It isn't ours to choose.

An EPC is valid for 10 years.

A floor plan is drawn for marketing and its sizes are approximate, so its areas can differ from the EPC's.

Your rights

The law gives you rights when we provide a service, and nothing in these terms takes them away.

We must do the work with reasonable care and skill, and as we've described it on this site and in writing.

If you think we've missed something, tell us and we'll check it. If the work wasn't done with reasonable care and skill, or isn't as we described it, we put it right at no cost to you, within a reasonable time. For an EPC, that means lodging a corrected one.

If it can't be put right, or we don't put it right within a reasonable time, you can ask for some or all of your money back. You can also ask for money back if we miss a time we agreed, such as next-day lodgement.

Our responsibility, and our insurance

Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, or for anything else the law doesn't let us limit.

We hold professional indemnity insurance of £5,000,000 for any one claim, and public liability insurance of £5,000,000 for each claim or loss. Our insurer is Hiscox Insurance Company Limited, 22 Bishopsgate, London EC2N 4BQ.

Complaints

If you're unhappy with our work, tell us first, by email or phone, so we can put it right.

If it's about an EPC and you're still unhappy after contacting us, you can contact the accreditation scheme named on your certificate.

These terms are under the law of England and Wales.

Changes to these terms

If we change these terms, the version that applies to your booking is the one on this page when you agreed it.
